JVF was contracted as the pre-construction manager to embark on a journey through the development of a remarkable construction endeavor nestled within the vibrant community of Bankview. This ambitious project entails the creation of a sophisticated 4-level, 31-unit single-level parkade, poised to redefine urban living.
The project commenced with the acquisition of a property characterized by limited access and space—a challenge that inspired our team at JVF to orchestrate ingenious solutions. Collaborating seamlessly with our esteemed design team, we embarked on a mission to optimize every inch of the underground parking area. To achieve this, we worked hand in hand with shoring contractors to come up with a technique, fortifying all four sides of the compact property to unlock its full potential.
However, like any grand endeavor, our path was not without its hurdles. Initial estimates catapulted our budget beyond expectations by $11 million—a formidable obstacle that demanded swift action and meticulous planning. Through diligent coordination with our design team and the careful selection of trades, we navigated this financial labyrinth without compromising on the project's integrity or the developer's vision.
Harnessing the power of value engineering, our team unleashed a wave of innovative ideas that not only recouped the overrun but surpassed expectations, yielding savings of $1.3 million. These efficiencies were meticulously crafted to ensure they did not compromise the project's lifespan or its adherence to the developer's exacting standards.
